Level 1

Level 1 – $375 - If you’re experienced in real estate transactions and really just want access to your local MLS, this might be enough.  You handle everything except the data entry to the MLS.

If you find you need more help, it will be available as an upgrade to another level or hourly consulting fees ($75/hour). 

Full Service

This is the traditional, commission-based platform. We would communicate with buyer’s or their agents, handle showing the property, hold open houses, etc. Commissions are shared - equally - with buyer’s agents and range from 4 to 6 % based on the property. Commissions are capped at $20,000 (includes both listing and buyer agent commissions, unless seller chooses to increase the buyer agent commission).

GATEWAY FOR BUYERS

We can work with a limited number of buyers as a full-service agent. We can also help buyers who prefer to search mostly on their own on a contractual or hourly basis. Help with writing up offers, reviewing disclosures, CMA’s for properties of interest, etc. Please contact us for details.

Level 2

Level 2 –  $600 - On top of the local MLS access, we will help you prepare listing documents, such as disclosure forms and answer general questions about listing your home. You’ll still handle all communication with buyers, but with some guidance if needed. 

What’s included?

Details for levels 1 through 3:

Listing on the Maine MLS for 6 months (can be extended for additional fee).

Second MLS category entered $65

Listings are fed through the MLS to partner websites (Realtor.com, Zillow, Trulia, etc.).

Up to 30 photos (photos and listing details provided by seller).

You choose the commission for buyer’s agent which is separate from any other fees.

Disclosure forms and other required paper work is provided, which you complete (with help in levels 2, 3 and full service).

MLS property flyer that can be copied and distributed.

Seller handles all inquiries from prospective buyers and showing of property. This is all handled by us with full service.

Level 3

Level 3 - $1500 – This (or full service) is recommended for those new, or fairly new to real estate transactions.  In addition to benefits in Levels 1 and 2, we can assist with pre-inspections, preparing your home for sale, advise on negotiations and offer support through closing. You still handle all buyer inquiries and showings.

Hosted Open house - 2 hours $200 (only available in Greater Portland Area, included with full service at no extra charge.)

Video walk through, with commentary $50 to $75 (only available in Greater Portland Area, included with full service at no extra charge.)
